June saw a new listing added and a long time listing finally go under contract with the price improvement potentially playing a factor in attractiveness. The short sale that continues to plague the community since 2010 is still awaiting bank approval despite several contracts and several relists.
Here's a quick snapshot for June 2016:
Active properties:
- 140 South River Landing Road remains at listed $820,000 since April 29, 2016.
- 150 South River Landing Road debuted on June 6, 2016 at $749,000.
- 340 South River Landing Road waterview was listed April 2, 2016 at $900,000.
- 700 South River Landing Road waterfront remains priced $1,799,000 since list last year on June 15, 2015.
- 810 South River Landing Road waterfront remains priced at the reduced price of $1,499,000 and now more than one year since original list date of June 15, 2015.
- 1100 South River Landing Road remains deeply discounted at $359,900 due to possible mold and substantial remediation required.
Under Contract
- 630 South River Landing Road waterfront listed on May 31, 2013 finally received an offer on June 7, 2016 while at a reduced list price of $1,550,000.
- 640 South River Landing waterfront reduced the price from $1,500,000 to $1,399,000 and went under contract on May 31, 2016 is due to settle on July 22, 2016.
- 1040 South River Landing Road listed in April 2016 at $870,000 is due to settle on July 22, 2016.
- 1150 South River Landing Road ever present short sale at $540,000 (see prior posts for history) remains under contract and with a new settlement date of September 2016.
