May 2016: South River Landing saw Slight Market Movement

May added an additional listing to the pending sale list. Listings that have been on the market for more than one year have seen no movement and remain stagnant as newer listings show activity.


Here's a quick snapshot for May 2016:

Active properties:
  • 140 South River Landing Road remains at $820,000 and 32 days on the market.
  • 340 South River Landing Road waterview at $900,000 and 59 days on the market.
  • 630 South River Landing Road waterfront is holding at $1,550,000 and just shy of 3 years on the market.
  • 700 South River Landing Road waterfront continues to sit at $1,799,000 at 351 days on the market.
  • 810 South River Landing Road waterfront remains priced at $1,499,000 and almost two years on the market.
  • 1100 South River Landing Road on the market for 56 days remains deeply discounted at $359,900 due to possible mold and substantial remediation required.
Under Contract
  • 640 South River Landing waterfront reduced the price from $1,500,000 to $1,399,000 and went under contract on May 31, 2016 in 35 days on the market.
  • 1040 South River Landing Road listed at $870,000 is due to settle September 2016
  • 1150 South River Landing Road listed as a short sale for $540,000 (see prior posts for history) remains under contract.. 
Withdrawn from Market
  • 350 South River Landing Road came off the market on May 1st priced at $930,000
