South River Landing had several homes come off the market and leaves only waterfronts for Fall Buyers

We saw several homes come of the market and one new offering to leave only two waterfront homes for sale in the community. Nothing in the community is available for rent. 


Here's a quick snapshot for the period July-October 2016:

Active properties:
  • 620 South River Landing Road waterfront with expansive views debuted in October for $1,439,000.
  • 810 South River Landing Road waterfront dropped from $1,499,000 to $1,390,000 in September 2016 going into 790 days on the market.
Under Contract
  • 1150 South River Landing Road ever present short sale at $540,000 (see prior posts for history) remains under contract and with an updated settlement date of December 31, 2016.
Sold
  • 150 South River Landing Road sold in August 2016 for $750,000 after 16 days on the market at $749,000
  • 640 South River Landing waterfront sold in July 2016 for $1,285,000 after 35 days and several price drops from original $1,500,000.
  • 1040 South River Landing Road settled in 18 days on July 22, 2016 at full list price of $870,000.
  • 1100 South River Landing Road sold in August 2016 in just 69 days for a deeply discounted $329,000 due to the potential mold and other factors related to condition.
Withdrawn
  • 140 South River Landing Road withdrew from the market in October 2016 at $820,000 and 159 days on the market.
  • 340 South River Landing Road waterview listed at $900,000 withdrew from the market in September 2016 after 154 days on the market.
  • 630 South River Landing Road waterfront contract fell through and the sellers left the market in September 2016 after 1,134 days on the market at the final list price of $1,550,000.
  • 700 South River Landing Road waterfront priced $1,799,000 withdrew from the market in September after 454 days on the market.
