February 2014: Community Activity Holds Steady

This year's winter weather has certainly proved to be one of the colder years in recent memory with plenty of snow, ice and rain.

While the normal Spring real estate market for our area typically starts the first week of January, we have seen weather as a hindrance for buyers getting out as well as sellers getting their homes on the market. However, buyers have been making their way into open houses and we have seen an increase in clustered showing appointments register on our calendars between polar vortex storms.

In South River Landing, there has been little change since my last post for sales, listings or changes. The home at at 630 South River Landing Road remains on the market at a price of $2,250,000 prompting many to scratch their heads trying to justify the list price against market and comparable sales data.

The home at 1150 South River Landing Road remains "under contract" at the list price of $525,000. There is a pending settlement date of March 31, 2014. (Stay Tuned,)

March is supposed to bring at least two property listings to market in the community with list prices expected to be over $850,000. Be sure to check back here for an update in March.
