April 2016: South River Landing saw a hot month for inventory increase

April was a hot month for new inventory. Six new properties hit the market this month to swell the total active inventory to nine properties. One was so hot that it went under market the same month.


Here's a quick snapshot for April 2016:

Active properties:
  • 140 South River Landing Road squeaked in at the end of the month at $820,000
  • 340 South River Landing Road waterview is trying the market again at a lower price of $900,000
  • 350 South River Landing Road new to the market this month at $930,000
  • 630 South River Landing Road waterfront reduced price from $1,775,000 to $1,550,000
  • 640 South River Landing Road waterfront hit this month at $1,500,000
  • 700 South River Landing Road waterfront continues to sit at $1,799,000
  • 810 South River Landing Road waterfront remains priced at $1,699,000
  • 1100 South River Landing Road arrived at a distressed price of $559,900 with warnings about possible mold. On April 12th, the price dropped to $499,900.
Under Contract
  • 1040 South River Landing Road came on the market at $870,000 went under contract on April 30.
  • 1150 South River Landing Road listed as a short sale for $540,000 (see prior posts for history) is still under contract.
