December 2014: South River Landing Ends Year with Improved Chance to Sell for those Sticking It Out

December saw several homes withdraw from the market leaving only four properties for sale and one of those is also offered rent. The short sale property remains under contract, but pushed the settlement date out again.

The average days on the market for the community pushed past 185 days. The inventory for the community is now down from three years to two years with the recent withdrawals from the market. This bodes well for those remaining on the market as less inventory means less for serious buyers to consider purchasing.

Here is the activity for December:

Active properties:
  • 340 South River Landing Road waterfront still remains active for $998,000. 
  • 630 South River Landing Road is still active at $1,975,000. 
  • 650 South River Landing Road dropped to $869,900. 
  • 650 South River Landing Road also is up for rent at $3,850.
  • 810 South River Landing Road is still active at $1,850,000 . 
Status Changes:
  • 420 South River Landing Road withdrew from the market at $800,000. 
  • 420 South River Landing Road withdrew offer for rent at $3,800s. 
  • 820 South River Landing Road withdrew after reduction to $1,795,000. 
  • 1150 South River Landing Road, offered for sale at $550,000 as a short sale, is still under contract again with an updated pending close date of March 20, 2015.
  • 1160 South River Landing Road withdrew from the market at 223, priced at $1,175,000.
