March 2013--What's happening in South River Landing?

Active inventory in the community is down to two active listings for sale.  Here's what the recent activity looks like in the neighborhood:
  • 110 South River Landing Rd is still listed as a standard sale at $765,000
  • 210 South River Landing Rd is still listed as a short sale at a "bank-approved" price of $650,000.  This price is up from the original listed price of $600,000 and at almost 3 years on the market.
  • 310 South River Landing Rd is finally under contract after more than a year. It was listed originally at $995,000 on February 3, 2012.  The seller adjusted to the current price of $899,900 on April 21, 2012. This is due to settle on April 29, 2013. (Update Here.)
  • 770 South River Landing Rd was listed at $1,475,000 and is still pending under contract. It is due to settle on April 11, 2013. (Update Here.)
  • 1150 South River Landing Rd was on the market for almost a year as a short sale at $500,000.  There were two purchase offers that didn't materialize. Due to complications on the last purchase offer, the seller had to pull the home from the market. In the meantime, the seller has listed the home for a very low, low rent price of $2,200/month. The rental listed has a pending application for approval. But, once the complications are cleared, the seller intends to sell the home as a short sale.
