June 2014 - Listing Activity up with price adjustments

The community saw five listings active this month with a few showing some re-positioning:
  • 150 South River Landing Road jumped into the market on June 2nd at $759,900. This center hall colonial, 4 bedroom, 3.5 bath home with 3,649sf of living space has some nice features but not waterfront nor with water views. This home was last offered for sale in October 2009 for $889,000 but was withdrawn from the market.
  • The waterfront at 630 South River Landing Road came off of the market after one year and was immediately re-listed with a local brokerage at the new price of $2,175,000, down from its previous price of $2,250,000.
  • 1160 South River Landing Road adjusted its price to $1,275,000, down from last month of $1,325,000.
  • 420 South River Landing Road has just had a second price improvement to $850,000, down from last month's revised asking price of $890,000. 
  • 1110 South River Landing Road remains active at $740,000.
  • 320 South River Landing Road listed for $924,900 remains under contract and just released the appraisal contingency. This property is due to settle in August 2014.
  • The short sale home at 1150 South River Landing Road still remains "under contract" from its original listing date of April 2012. The contract of sale was received one year later, in April 2013 and now two years later is still showing pending bank approval at a list price of $525,000 and due to settle in September 2014.
  • 110 South River Landing Road sold on June 13th for $760,000. The sellers originally paid $722,000 in December 2006.
