May 2014 - Is South River Landing Community Seeing Market Improvement?

New Listings reflect higher list prices than in the past year:
  • A new listing at 1160 South River Landing Road came on to market on May 22, 2014 for $1,325,000. This waterfront home with unobstructed waterview boasts 4,192sf of living space and a deeded boat slip with electric boat lift. This property was last sold in April 2006 for $1,250,000.
  • 320 South River Landing Road was listed on May 8th at $924,900 and went under contract 18 days later. The owner paid $1,350,000 in March 2006 reflecting more than $425,000 deficiency between the seller's original purchase price and this month's list price. This waterfront property is due to settle in August 2014. 
  • 420 South River Landing Road just improved the price to $890,000, down from the original asking price of $950,000 last month. 
  • 110 South River Landing Road was re-listed for $785,000 this year following withdrawal from the market last June at $765,000. Just 14 days on the market, it's now under contract with a projected settlement date of June 13th.
  • The waterfront home at at 630 South River Landing Road remains on the market at the highest price in the community at $2,250,000 with this year marking its one year anniversary for sale with zero price adjustments over the year.
  • 1110 South River Landing Road remains active and has increased its price to $740,000 from last month's decreased price of $735,000, down from opening at $760,000.
  • The short sale home at 1150 South River Landing Road still remains "under contract" from its original listing date of April 2012. The contract of sale was received one year later, in April 2013 and now two years later is still showing pending bank approval at a list price of $525,000.
